Line of credit are only available for firms which have a good operating history, or new firms engaged in highly profitable projects.

The credit worthiness of a borrower is inconsequential in case of such line of credit. These "end of the road" line of credit, which are secured by the value of the property, have a line of credit to value ratio of 50%.
